Typical development site appraisals are not comprehensive enough, especially in the early stages of due diligence. It is almost impossible to determine the true value of a site without first testing its potential yield in relation to aspects such as relevant planning schemes, market demand and product types. Our holistic approach considers many impacting factors - RIGHT FROM THE OUTSET.
We provide professional services at all or any of the stages of the development life cycle, in advisory, design & construct (D&C) or client side project management roles. Our services include:
pre - acquisition (due diligence stage)
• Site appraisals - a quick and inexpensive look at the development potential of a particular site
• Planning assessments - an overview of the statutory and local authority planning documents (Planning Scheme) in relation to the site
• Market appraisals - an objective assessment of the state of the property market within the larger demographic and socio-economic context to inform the ”Highest and Best use” of the site
• Conceptual analysis - schematic modeling and yield studies, with particular regard to relevant development controls, the Australian Standards (AS) and the building code
• Preliminary Feasibility - a broad brush look at the fundamental viability of the project - does it stack up?
post - acquisition (or under an Option Contract)
• Design and product brief - obtain and process marketing information to establish the most appropriate product type and mix, schedules of accommodation and levels of quality
• Design development - progressing the preferred solution in preparation for the development application
• Feasibility analysis - an in-depth study of all financial aspects of the project, using industry standard software
• Pre - Lodgment Council Liaison - working closely with the Town Planning consultant and council officials to ensure best possible outcomes
• DA documentation and approvals - selection and management of consultants, preparation of Develpment Application plans and other required documentation, coordination with council officials, lodgment to council, monitoring progress and obtaining development approval
• Construction cost estimates – obtain elemental cost summaries from a selection of preferred builders
• Budget and cash flow analysis – preparation of detailed reports in conjunction with a quantity surveyor and/or accountant
• Project planning and programming – preparation of detailed project and building programs, including Gantt charts, critical paths, key phases and more
• Marketing Management - selection, briefing and management of preferred marketing agency and advising on the most appropriate marketing and exit strategies
• Project management - acting on behalf of the client/owner to ensure seamless integration of all key players, including authorities, consultants, private certifiers, building contractors, marketing agents and financiers |
