Our approach to assessing your development opportunity is based on collecting all relevant information from a wide network of reliable industry resources, including expert consultants and authorities, to provide an unbiased, arms-length opinion which is in your interest and can avert a potential disaster.
Why should I need a site appraisal report now?
There are a number of reasons to get a report done prior to making any decisions. A report:-
• provides you with a qualified set of parameters to use as part of your decision making process
• strengthens your bargaining power when negotiating with a buyer, seller, or potential JV partner
• substantiates your case when presenting to a valuer, seeking finance, or in preliminary discussions with local authorities
• gives you, if you are the landowner, a fairly accurate picture of your property’s development potential, assisting you in deciding whether to hold, sell as is, apply for a Development Approval and then sell, or develop, either on your own or with a JV partner
• cuts down a substantial amount of time and effort required before and during the Due Diligence process
• saves thousands of dollars in upfront costs (eg. for multiple consultant fees, quotes, estimates, other reports)
What type and size of sites do you assess?
With the help of our affiliated network of professionals, we are able to assess any site, regardless of zoning, size, or location. Typical examples are: - ‘broadacre’ or 'greenfield' sites within or adjacent to the Urban Footprint of a Town Plan, urban infill sites, amalgamation of adjacent sites within a mixed-use or industrial precinct, redevelopment of existing old buildings within a rezoned precinct, etc.
Where do you source your research data from?
Most of the research data is available on-line from a variety of reliable and/or reputable sources. Where possible or practical, we would verify and cross-check information for accuracy and currency. All sources are quoted so that independent checks for their accuracy can be performed. Qualified assumptions are also listed when made.
How long does it take to prepare your reports?
Depending on the category of report required (Basic, Standard or Premium) and the complexity of the subject site, our reports can take anywhere between 48 hours and 7 days to prepare. It is important to remember that from time to time there may be delays in information requested from third party providers.
What information about the site/s do I need to give you?
We require only the basic information in order to identify the subject site/s needing an appraisal, such as physical address, suburb, town, state and/or legal title.
